Waterproofing problems rarely announce themselves with a dramatic leak. They start quietly, with a faint stain or a musty smell, and by the time water is dripping into a bucket, the damage behind the scenes is already extensive. Here are the five warning signs we see most often in Cape Town homes, and what each one means.
1. Water stains or damp patches on ceilings
Brown or yellow rings on a ceiling mean water has already found a path through the roof. Important: water travels along beams and boards before it drips, so the stain is often nowhere near the actual entry point. Professional leak tracing finds the source. Patching where the stain appears usually fails.
2. Bubbling, peeling or flaking paint
Paint lifting on walls or ceilings, especially near the top of walls or around parapets, is a classic sign of moisture pushing through from behind. Repainting over it is wasted money: the waterproofing must be fixed first, then the surface repainted.
3. Musty smells after rain
A damp, musty odour that appears during or after rain points to moisture trapped in ceilings, cavities or carpets. Left alone, it becomes mould, which is a health issue as well as a building one.
4. Cracked or lifting membrane on flat roofs
If you have a flat roof or balcony, look at the membrane itself: cracks, blisters, lifted edges or exposed joints mean the system is at the end of its life. A torch-on membrane in this condition will fail in the first serious cold front.
5. Mould or efflorescence on exterior walls
Black mould streaks or white powdery deposits (efflorescence) on outside walls show water is moving through the masonry. Parapet walls are a common culprit. They take weather from three sides and are often forgotten.
