A tired-looking roof doesn’t automatically mean an expensive replacement. In many cases, professional cleaning, repairs and a quality coating system restore both protection and appearance at a fraction of the cost. Here’s how to tell which side of the line your roof is on.
When restoration (repair + coat) is the answer
Roof restoration makes sense when the structure is sound but the surface is tired. Typical candidates include metal roofs with surface rust but solid sheets; tiled roofs with faded colour, moss or a handful of cracked tiles; and roofs with failed coatings that are otherwise intact. The process: repair the defects, clean and treat the surface, prime correctly, then apply a roof coating system, often by spray application for an even, continuous film.
When replacement becomes necessary
Coating cannot fix structural problems. Widespread rust that has eaten through metal sheets, brittle or delaminating tiles across large areas, sagging timbers, or a roof that has been patched repeatedly over decades. These call for replacement of the affected sections or the whole roof. An honest contractor will tell you when paint is just an expensive way to postpone the inevitable.
The grey area: partial replacement + coating
Many Cape Town roofs land in between: most of the roof is sound, but a few sheets or a valley section have failed. Replacing only the failed sections and then coating the whole roof gives a uniform finish and full protection, usually the most cost-effective route.
Why “just painting over it” fails
Painting over rust, cracks or active leaks guarantees failure. Rust keeps spreading under the new coating; leaks keep leaking. Proper restoration always starts with repairs, which is why roof repairs and coatings belong with one contractor who takes responsibility for both.
